1. General Rental Conditions;
Woonhuis, in its capacity as owner of the holiday home, confirms a lease with the private landlords.
1.2 Rent, deposit and any additional costs
The rental rate and the deposit is stated in the agreement. The rental rate includes electricity 125 Khw per week and excluding final cleaning costs. The electricity is calculated as follows: you will receive 125 Khw per week from the house. Over consumption is calculated as follows; 100 KWH = € 10 / 100-200 KWH = € 20 / 200- 300 KWH = € 30 / 300- 400 KWH = € 40 / 400- 500 KWH = € 50 ECT. On arrival, the tenant and the hostess will take up the initial score and upon departure the final score. The surplus is deducted from the deposit. The wifi costs are free. The final cleaning costs are € 25 and the deposit is € 200. (The deposit will be increased for stays longer than one month). The rent is for up to 4 people. Every person who joins you will pay an extra € 10 per night to Woonhuis. Before departure, you should indicate how many people will travel and will also stay and be present in the house. It is not allowed to let more people stay in the house than specified.
Gas bomb: if the gas bomb is empty, you can have the gas bomb filled at Chinese around the corner, keep the receipt and we will refund it.
1.3 Reservation
You can reserve a holiday accommodation by e-mail by specifying the name of the holiday accommodation, the dates of arrival and departure, the name, address and telephone number of the tenant and the number of people. After receiving this information, Woonhuis will send a confirmation letter. The confirmation letter includes: the reservation, rental agreement, general rental conditions, the contact details of the hostess, and the payment amount.
1.4 Down payment
House requires a minimum deposit of 20% of the rent, then the house is fixed. The remaining amount and the deposit must be transferred to the bank account sent within 3 weeks before departure. The rent, deposit and the percentage of the deposit is stated in the lease. The down payment must be received by Woonhuis within 14 days after the date of the confirmation letter. With a reservation within 3 weeks before the arrival, the down payment must be transferred immediately and in any case received by Woonhuis before arrival at the holiday residence. After receipt of the deposit, the reservation / lease is final and the tenant is liable for the remaining rent. The deposit will be deducted from the electricity and if no damage is found to the house,
2. Rental conditions:
2.1 Payment
The remaining part of the rent (= total amount minus deposit: see point 1.4) must be transferred to the landlord’s bank number within 3 weeks before departure.
2.2 Cancellation
Since we are going to adjust the house to your request, there is no premature cancellation or you have lost your deposit. By exception, due to circumstances, cancellations must be sent to Woonhuis by e-mail, in writing / by telephone. The entire rental sum must be reimbursed to Woonhuis before the initial arrival date. We recommend that you take out cancellation insurance in addition to your travel insurance.
2.3 Key transfer / remittance
The key will be received and returned to the hostess on duty. Because the hostess does not stay with the house, it is important to make an appointment for the key transfer, her details are in the general lease. You will receive a bunch of keys per house, if you lose or damage the key / lock, it will be deducted from the deposit. So pay close attention to which key you put in the door.
Key remittance takes place with the hostess, if the tenant leaves the house on time or not on time without handing over the keys, the landlord has the right to access the house, without being obliged to pay damages to the tenant. The costs incurred for reclaiming the house are for the account of the tenant.
2.4 Occupancy
The tenant must leave the rented house clean and tidy as one has found the house. If the tenant does not get around to it, it will be deducted from the deposit. Before arrival you will receive an inventory list after departure, the list will be checked by the hostess. If items are broken or missing, it will be settled in consultation with the deposit.
2.5 Pets / smoking
Pets are not allowed in the house. Smoking is not allowed in the house.
2.6 Inventory Inventory is fully furnished. Linen per room (1 x protective cover, 2 x sheets and 2 x duvet cover 2x pillowcases per pillow) tea and dish cloths, towel toilet, shower mats provided by Woonhuis.
2.7 Water, electricity and internet
During periods of drought, especially in summer, it may happen that the water supply is cut off for a shorter or longer period (per day). The supply of electricity can also stagnate for several hours in the event of an emergency. If available in the home, the internet may fail due to atmospheric conditions or malfunctions. Please note : do not plug Surinamese equipment into a 120-volt socket, then the device will explode. So only in 110 socket. That does not apply to Dutch equipment.
2.8 Damage
The tenant is obliged to take the necessary measures to prevent damage to the rented object, in particular in the event of fire, storm, water and such calamities. The tenant must immediately report any damage or imminent damage, as well as defects to the rented property, to the landlord for whatever reason. If the rented property is likely to be damaged or has already arisen, or if other defects are discovered, the tenant is obliged to take the necessary actions. In the event of negligence on the part of the tenant, the resulting damage to the rented property, including the inventory and to the property of third parties, will be for the account of the tenant. 2.9 Liability
During the stay, the tenant is liable for the house, the furnishings and all matters belonging to the rented object. Any damage caused by the tenant or co-tenants will be deducted from the deposit. If the house cannot be offered for new rental due to damage caused by the tenant, these costs will be recovered from the tenant. The host / woman has the right to check the house before departure. Woonhuis cannot be held liable for damage, accidents, losses or other irregularities that may occur to guests during their stay. Residential house cannot accept liability for injury or damage to the tenant and those who accompany him / her for whatever reason or for damage, loss or theft of goods or items brought to the home or for damage or nuisance caused by or to third parties. 3.0 Nuisance to local
Residents no nuisance or nuisance caused to local residents. This also applies to housemates, or third parties who are in the rented property or in the common areas because of the tenant.
